The industry is undergoing significant transformation, with rapid growth seeing the number of HOAs in the US climb to over 450,000. However, management companies have not scaled at the same rate, creating a shortage of qualified professionals. This, combined with rising costs, ageing infrastructure, and underfunded reserves, is making effective leadership more critical than ever.
Technology is playing a key role in reshaping the sector, with AI offering smarter solutions to streamline operations, improve customer service, and assist managers in anticipating maintenance needs. Some management companies are also turning to outsourcing for administrative tasks to manage rising expenses.
However, Adam emphasised that while technology can enhance efficiency, the role of a manager extends far beyond automation. Great community managers are the backbone of thriving neighbourhoods, bringing a balance of expertise, empathy, and leadership to their work. The best managers prioritise clear and consistent communication, ensuring transparency between residents and boards. They take a proactive approach to problem-solving, anticipating challenges before they escalate. Most importantly, they genuinely engage with their communities, building trust and fostering a sense of connection that transforms a group of properties into a vibrant, well-managed place to live.

Without a clear roadmap, boards can find themselves reactive rather than proactive, especially with committee members and priorities changing each year.
